The first phase includes site visits and discussions with key stakeholders to gather insights on the district's needs, current conditions, future growth, and goals, while assessing factors like budget, safety, and design requirements to shape the project's direction.

PROGRAMMING
Through collaborative design meetings, community input, site visits, and detailed research, we refine the project with multiple design options, code compliance, cost estimates, and feedback to ensure the best possible outcome.

SCHEMATIC DESIGN
Next, we will engage consultants, integrate building systems, incorporate standards, and finalize specifications, while ensuring thorough cost analysis, code reviews, and model walkthroughs, and culminating in project approval.

DESIGN DEVELOPMENT
In this phase, we'll coordinate with consultants to create detailed construction drawings, produce 50%, 90%, and 100% progress sets, and secure owner approval before submitting to the City.

CONSTRUCTION
We'll submit to the AHJ, present the final GMP after the first city review, coordinate around school activities, and finalize the project schedule.

PR/BID
The ground breaking event will take place in this phase. The construction administration will work with the GC while we observe the work, attend weekly meetings, review construction schedule, and assist in resolving construction related conflicts.

CONSTRUCTION ADMINSTRATION
POST OCCUPANCY

After substantial completion, the 2-year warranty begins.
